Terms & Conditions of Booking

1. Your Booking
You must be at least 18 years of age when you book your accommodation. When we issue our written confirmation to you we enter into a contract with you, the party leader, which is subject to these Booking Conditions. The party leader will assume responsibility for the whole party and the compliance with these rules of all party members. We have the right to refuse any booking prior to the issue of our written confirmation, and if we do this we will tell you in writing and promptly refund any money you have paid us. When your confirmation is received, the details must be checked carefully. If anything is not correct you should tell us immediately. You may not add to the party size stated on your booking form without our prior consent, and the property may not be sub-let.

2. Paying for your Accommodation
Initial Payment A deposit of 25% of the cost is payable by cheque at the time of booking. Please send the cheque with your completed booking form. At this point your booking becomes binding and we will issue your booking confirmation.
If booking less than 28 days before your arrival date, payment of the total cost, including the breakage deposit is due straight away.
Balance Payment The balance of the booking cost must be received by us no later than 28 days before your arrival date. This payment can be made by cheque or bank transfer and sent in time for the funds to be cleared by the due date on your written confirmation.

3. Cancellation
If you need to cancel your booking you must contact us as soon as possible and confirm in writing. You will still be liable for full payment however, should we be able to re-let the Lodge, this payment, less deposit, will be refunded.
If we are unable to provide the accommodation booked in good faith, our responsibility of liability is limited to the return of monies received. We strongly recommend that you take out Holiday Insurance Cover.

4. Liability
We, or any persons in our employ, will not be liable for any loss, damage or injury, however caused to you or a member of your party.

5. Damage to property
You are responsible to the Owner for the actual costs of any breakage or damage in or to the accommodation, along with any additional costs that may result, which are caused by you or your party. Note: Damaged or irreparably stained carpets will always be replaced.

6. Accidents, injury and personal property
The Owners shall have no liability to you for the death or personal injury to you or any member of your party. You must take all necessary steps to safeguard your personal property. No liability to you is accepted in respect of damage to or loss of such property.

7. Electricity
Electricity is metered and will be charged at the end of your stay at the rate prevailing at the time. Prudent use of room and radiator thermostats, along with the heating timers will keep this charge to a minimum. The meter is on the outside of the building, please feel free to note the readings yourself on arrival and departure. There may be a small difference between your readings and ours as the heating may have been on for a few hours prior to your arrival. Please ensure heating is turned off on departure.

8. Website & Advertisements
We aim to ensure that the information and descriptions provided are accurately conveyed on our official website (www.sequoialodge.co.uk) and any authorised third-party websites or advertisements. There may be small differences between the actual accommodation and its description as we are always seeking to improve services and facilities. We cannot accept responsibility for any changes or closures to local amenities or attractions mentioned on the website or advertised elsewhere.

9. During your Stay
You can arrive at the Lodge from 4pm on your day of arrival and you must vacate by 10am on your day of departure. We are entitled to refuse to hand over to you or repossess the accommodation if we reasonably believe that any damage is likely to be caused by you or your party, or can repossess the accommodation if damage has been caused. The property is entirely non-smoking and you agree not to smoke in any part of the Lodge. The Lodge is in a quiet residential area, you must pay due consideration to the neighbours and avoid late-night noise, particularly outside. We will treat contravention of any of these rules as a cancellation by you and Section 3 will apply. We reserve the right to enter the Lodge at any reasonable time.

10. Pets
Well behaved adult dogs are allowed by prior arrangement only, at a cost of £10 each. They are not permitted on any of the furniture or allowed in to the bedrooms. They are to be kept under strict and proper control at all times, and are not to be left alone in or near the accommodation. Please ensure the outside space is left clean!

11. Cleaning on Departure
You agree to keep the accommodation clean and tidy as found and leave the accommodation in a similar condition. Failure to meet this standard will result in a cleaning charge against your deposit. Waste to be put in to bin bags and taken to the outside bins – refuse collection is on Wednesday mornings.

12. Problems & Complaints
Every effort has been made to ensure that you have an enjoyable and memorable holiday. Should you have a problem or cause for complaint, it is essential that you let us know immediately to give us the chance to resolve it. We value your custom and want you to return!
